Privacy policy

Hommiiz (hommiiz.com) is a rental marketplace in India where owners, tenants, flatmates and brokers post and contact each other. Questions about this policy or your data: team@hommiiz.com.

• Your account: your mobile number (you log in with a one-time code sent by SMS), your name, and, if you add them, your email, gender and date of birth.
• What you post: the details of the place or of what you are looking for (rent, deposit, size, areas, who it is for), the photos and the map pin you set. PG and hostel listings also include the address, rooms, prices, and the contact name and number for the listing.
• Brokers: the profile you create (name, photo, cities and areas, plan).
• Contacts and saves: the contacts you unlock, the posts you save and the reports you send.
• Payments: what you bought and the payment reference. Payments are handled by Razorpay; we never see or store your card, UPI or bank login details.
• Hommiiz Guarantee claims: the owner's name and mobile number, and the bank account (account holder, account number, IFSC) the rent cover is paid to.
• Login safety: when a login code is asked for, we note the mobile number and the device's internet (IP) address, to limit how many codes can be sent and stop misuse.
• Visits: a random code kept in your browser (no name or number) and when it was last on the site, so we can count visitors. If you are logged in, it is linked to your account. We don't store your IP address or device details for this.
• How the site is used: through Microsoft Clarity and Google Analytics (see below).

• To run Hommiiz: log you in, show your posts, and let people contact you and you contact them.
• To check posts before they go live and keep the site safe (reports and misuse).
• For payments and the Hommiiz Guarantee, including paying out rent cover.
• To understand how the site is used and make it better.

We don't sell your personal data.

• Posts are public. Anyone can see the details and photos you post. Your mobile number is not shown with them.
• Your mobile number is shown only to logged-in people who unlock your contact (for a PG or hostel, who tap “Get owner's number” while logged in). A broker's number is shown to logged-in people.
• The Hommiiz team can see account and post details, to review posts and handle reports, payments and Guarantee claims.
• Services that run parts of Hommiiz for us, only for that job: Supabase (database and photo storage), Vercel (hosting), MSG91 (login SMS), Razorpay (payments), Google Maps (maps, when you open or pin one), and Microsoft Clarity and Google Analytics (how the site is used).
• Anyone the law requires us to share information with.

We use Microsoft Clarity to see how people use our website, through behavioural metrics, heatmaps and session replay, so we can make Hommiiz better. Clarity collects usage data, such as the pages visited, clicks, scrolls and the type of device and browser, using first- and third-party cookies and similar technologies.

Unlocked phone numbers and the Guarantee claim form are hidden from these recordings, and what you type into form boxes is masked. Clarity is not used on the Hommiiz team's admin pages.

Microsoft processes this data as described in the Microsoft Privacy Statement.

We use Google Analytics to count visits and see which pages are used, so we can make Hommiiz better. It collects usage data, such as the pages visited, roughly where visitors are (city or region) and the type of device and browser, using cookies.

We send Google only the page's address without anything after the “?”, never your name, mobile number, email or what you type. Google Analytics is not used on the Hommiiz team's admin pages.

Google processes this data as described in How Google uses information from sites that use its services. You can turn it off for your browser with the Google Analytics opt-out add-on.

• Cookies keep you logged in (for up to 30 days) and remember the city you picked. Microsoft Clarity and Google Analytics set their own cookies (see above).
• Your browser also keeps post and listing drafts until you send them, PG listing photos until you log in to send them, the office or college you pin to see distances, and the random visit code.
• You can clear these in your browser settings. You will then be logged out, and unsent drafts are lost.

• Posts stop showing in the feed 30 days after they go live (posts with a running Hommiiz Guarantee stay while it runs).
• Visit codes not seen for 90 days are deleted.
• Payment and Guarantee records are kept as long as needed for accounts, tax and the law.
• Your account details are kept until you ask us to delete them (see below).

• Deactivate my account (in your profile) removes your posts, saved posts and unlocked contacts. Your name and mobile number stay, so you can log in again.
• To see, correct or fully delete your personal data, email team@hommiiz.com from the email on your account, or tell us your registered mobile number.
• You can block or clear cookies in your browser settings.

If we change what we collect or how we use it, we will update this page and the date at the top.
